6 Tips on Choosing the Right Home Design

We spoke with our experienced team of Building & Design Consultants to get their best tips on finding the right home design to suit your unique tastes, lifestyle, family needs and block of land.
1. Know the lay of the land.
When it comes to choosing a new home designs, you want to make sure that it makes the most of your block of land and beautiful location. If the best views of your surrounding vista are from a certain aspect of your block, think about what space you would like to enjoy those views from; your living or master suite, your dining room or what about your heated alfresco? Understanding your location, and the scenery surrounding, will also help you to choose between a single or two storey design. For example, if you live on a wide, unobstructed acreage block there might not be a need to build up to take in the beautiful views.
2. What are your must haves?
Before selecting a home design you should always think about the features, rooms and spaces that are important to you and your family. How many bedrooms do you need now and in the future? What lifestyle spaces do you desire - a study to work from or a home theatre to relax in? Think about the way you love to live, what do you have planned for the future and what would help you live the way you want comfortably…. All these factors should feature in your must haves. Then have fun making a list of your desires… the nice to have’s or the wish list…. Do you dream of a butler’s pantry or double garage or mudroom? Do you love coming home and relaxing in a deep bath hidden away in your private ensuite? These two lists should form the basis of your design comparisons and decision making.
3. Explore and compare many new homes
During the research phase of finding the right floor plan you might come across a design that you instantly think is the perfect fit. It’s even better if you can walk through a display home on that design – allowing you to experience the flow and functionality of that design. 4. Think about the future of your home
Many of the families that we build for are creating their forever home. It’s a home they want to bring their kids up in, a home they want to share memories in and grow old in. If you are building your forever home, it’s important to think about your family’s needs both now and in the future. If you are building your first home, a stepping stone to a larger home in the future, then you might be able to live without some of the luxuries now… or consider resale value or return on investment over the personalisation you dream of. If you are building your retirement home think about key factors like accessibility and upkeep as a priority so you are making considered decisions.
5. Rules, regulations and requirements
Between developer and council requirements, it can be difficult to know every requirement for your house and block of land. Your Building and Design Consultant will be a wealth of knowledge when it comes to understanding the details, like the frontage and setback of your home. They are there to help you choose the new homes that you love within the unique requirements of the developer of the region you choose to build in. Speak to your Consultant before making any decisions around the design and façade of your new home to ensure you aren’t disappointed down the track. You can also do some of your own research around the requirements/guidelines for building in your area to help you gain an understanding of the facades and home designs that you can select from. 6. Think about your budget.
Before choosing the design for your new home, you should always be clear on what your maximum budget is to spend on the entire build. Think about the cost to build the home, any additional features that you would like to add from the MyChoice Design Studio, and any furnishings or décor you wish to purchase for your new home. It is also a good idea to consider if you would like to put an allowance in your budget for unforeseen site conditions encountered during construction like rock or additional retaining walls.
