8 Easy Steps to Start Building with Wilson Homes
At Wilson Homes, we are ready to make the steps to building your new home exciting, enjoyable and easy. We will be with you every step of the way from each milestone to ensure you love being home every day.
We believe that every home we build is unique and we will make every effort to ensure your new home is built for your family to enjoy for years to come. To help you understand the process, we have outlined below the 8 steps involved in bringing your new home to life in the pre-construction journey.
STEP ONE – FREE SITE INSPECTION & QUOTE
Our specialist team will conduct a free, no obligation comprehensive check of your site to determine the service connections available i.e. Power, Stormwater, Sewer as well as the levels (heights) of your block. This information will allow our team to provide you with an estimate of your site costs and confirm any other costs associated with your site.
STEP TWO – ACCEPTANCE FEE TAKEN
Once your Acceptance Fee is paid, our team will be able to obtain the relevant reports e.g. Soil Report, Contours (levels) and Bushfire Report which will allow us to have your Consolidated Tender prepared.
At the time of paying your Acceptance Fee, you will also sign a Preliminary Agreement to outline the duration your Tender price will be fixed.
STEP THREE – DEPOSIT VARIATION
This is your opportunity to personalise your home to suit your budget and lifestyle. Your Building & Design Consultant will be able to assist you to ensure all of your desired changes are captured including all structural elements e.g. wall and windows locations. Once your changes are finalised, our team will get to work on your Site Plan and Consolidated Tender.
STEP FOUR – CONSOLIDATED TENDER
Our team will be ready to issue your Consolidated Tender which is a document that outlines all of your site costs, statutory requirements and inclusions for your home. Your Design & Building Consultant will take you through your Consolidated Tender to confirm your requested changes have been captured and ensure you are comfortable to move forward.
If your land is not registered, we will provide you with an Interim Consolidated Tender and will be able to confirm your site costs etc. once we have been able to access your site for Soil & Contour (level) testing.
STEP FIVE – PLAN DRAWING
Our Drafting team will now be ready to complete your plans that will reflect all items in your Consolidated Tender. Your Project Coordinator will contact you to arrange a Plan Acceptance Meeting that will allow you to go through the details of the plans with your Plan Presenter to ensure you are happy your requests have been accurately reflected. This is your opportunity to make minor (non-structural) changes to your plans e.g. Relocating hot water units, heat pumps and garden taps.
STEP SIX – MYCHOICE DESIGN STUDIO COLOUR SELECTIONS & ELECTRICAL APPOINTMENTS
This is your chance to get creative by selecting the external and internal colours, fittings and fixtures for your home. Your Project Coordinator will contact you to arrange a walk-through of our MyChoice Design Studio to ensure you are nice and prepared to finalise your selections. Following your colour selection appointment, you will have the opportunity to finalise your electrical selections for your home i.e. lighting, power points, data points etc. Your colour and electrical selection documentation will be signed off on the day to allow us to progress with the next steps of the process.
STEP SEVEN – HIA FIXED PRICE CONTRACT
Once your colour & electrical selections have been finalised and your plans have been updated to reflect any changes, our team will be ready to prepare your Fixed Price HIA Contract. Your HIA Contract will incorporate all of the inclusions for your home and is an agreement that will outline the obligations of all parties nominated within the contract. Our Contract Presenter will take you through the contract in detail to ensure you feel comfortable to sign the contract. The HIA Contract will need to be provided to your lender/broker to allow them to obtain your finance approval.
STEP EIGHT – BUILDING APPROVALES & AUTHORITY TO COMMENCE CONSTRUCTION
Once we have received your Council Planning Approval, Energy Assessment and Final Engineering Design, we will be able to request your Certificate of Likely Compliance from a Private Building Surveyor. Our team will be ready to lodge for your Building & Plumbing Permits through your local council as soon as your Certificate of Likely Compliance has been obtained.
Finally, the moment you have been eagerly awaiting. Your Project Coordinator will be ready to set commencement of construction once we have received your Building & Plumbing permits and you have provided a copy of your unconditional finance approval.
Construction of your new home will commence within 20 working days.
