Building Homes for the Future: 2024 National Construction Code Changes
There’s been some exciting changes in the National Construction Code (NCC) which have come into effect for new homes built in Tasmania from 1st May 2024. Each Australian State is assessing & introducing difference changes at different times, so we wanted to help you understand what’s happening in Tasmania. All these changes will make your home more energy efficient, warmer, drier & accessible for the future.
6 STAR ENERGY RATING
Many other States are moving to 7 Star energy ratings. However, the Tasmanian Government has decided to continue with the mandatory 6 Start rating for all new homes until at least 2025.
WHOLE OF HOME PERFORMANCE RATING
Your new home design will be given a Whole of Home rating, taking into account major energy using components of the home and rating them based on "the estimated cost of the energy the home uses, the estimated cost to the energy network and the cost of carbon emissions that are a result of the home’s energy use." Together, these elements must meet a minimum compliance level.
CONDENSATION MANAGEMENT
All new homes constructed in Tasmania must now have a vapour-permeable sarking on the outside of the primary insulation layer so that moisture can escape the building envelope. Along with this change, ventilation of the roof space in the case of exhaust ventilation discharging into this area is now mandatory. We expect to see further changes to the condensation management protocols in the next iteration of the NCC.
ENHANCED ACCESSIBILITY
Another major change to come into effect is the introduction of enhances liveability standards for new homes – wider doors & hall, ground floor toilets & step-free access to the home. This change comes into effect in Tasmania on 1 October 2024.
